 Topic - Any VW T4 owners? Advice please for potential buyer

Hi there, been looking at a 1998 VW T4 to buy - its done 120000 miles and its got a bed and insulation installed (but no sinks, leisure batteries etc.). It has 12 months MOT, good service history and is going for £4000.
As a newbie to vans is this a fair price? Also any general advice? Apparently the cam belt needs to be changed periodically but acting else I need to look out for?
