Mortgage advice

Having a nightmare trying to find a lender, if anyone can help it would be greatly appreciated. We have a good deposit and more than enough earnings for what we want to borrow. The problem is my employment status. Last tax year I was self employed, but for this tax year the rules have been more sttictly enforced so I have had to change to being employed. 0 hours contract agency worker. Work for numerous different agencies. What I do and how much I am paid hasn't changed, just the type of employment. Everywhere I have tried requires 12 months minimum

Have you tried using a mortgage broker? There are ones that will give a free service (their fee is paid by lender). They certainly have their drawbacks, and it's worth reading up on the pros and cons of using one, but they should know the market and be in a good position to find you a lender that will take you.

I've not done business with him but he was sent round in a flyer from a umbrella company specialising in contract mortgagaes.

My wife and I used a guy called Simon Gunn who works for ACG financial (simongunn@acgfinancial.co.uk), he's based just north of Bristol. We had excellent service from him, he drove down to our house in Banwell for several meetings starting at 17:30 so neither of us needed to take holiday to meet with him, I highly recommend him.

Our situation wasn't normal either, my missus runs a business with her business partner and in 3 years went from sole trader to a partnership to a limited company which put a few people off, and at the time I was half way through my probabtion period at work having just changed jobs. He still managed to find us a few mortgage options.

Have you looked at self cert mortgages?

Not had one now for 6 years but before that we had a few. You used to be able to declare that you could afford it & that was it. I would guess that they have tightened up a bit since then but still worth a shot.

I dont think these exist anymore.

They do still exist but very few lenders offer them now and when they do the interest rates are sky high and the amounts borrowable are super low. Due to that there isn't really much interest in them, it's very very rare that we get one and about 60% of our files are conveyancing.
