28m. As you enter the West End, immediately on your right is an obvious, winding arete. Start 4m to the left of this, just R of a short, grey rib. Climb up leftwards onto the rib, continue up the short slab, and step over a small overhang. Climb a worryingly loose section, following a left-trending crack and vague rampline, and step right onto the solid upper slab. Climb this to a tree, then go left and, using minimum force, climb cracked overhangs to reach the top.

After removing a couple of enormous blocks on abseil. There's a very loose section at about one third height, but start and upper slab are ok, and the top OH is just about ok too, as long as you're careful what you pull on. Probably deserves a normal grade rather than XS - maybe VS 4a.
