Legionella risk assessment

I got an email today from the Estate Agents that handle the letting of my housestrongly suggesting that I have a Legionella risk assessment carried out (for the bargain price of £114). Apparently this is to do with the Private Rented Sector Code of Conduct. The property is an ordinary semi-detached house.

Is this real or just another money making scheme by the estate agent?

I'm no bacteriologist, but wouldn't it be cheaper to unscrew your shower feed cable, soak it overnight in Milton and replace the shower head?

It is a good idea to replace shower heads regularly anyway they end to get gunged up.......

Unless it has air conditioning/jacuzzi/sauna/steam room I wouldn't be too concerned.
You can easily do your own risk assessment. Do you have any warm stagnant water in the property? are there any rarely used water using appliances? if so recommend that these items are periodically cleaned/used to reduce risk of legionalla.
If it has a hot water storage tank set the temperature appropriately.
