Where to Live - for work in Leeds / Bradford

So... We're thinking of leaving London and moving somewhere a bit smaller, a bit quieter and a bit cheaper. Have 2 boys, 9 and 10, oldest will be starting big school in September.

Don't want to be totally isolated, but don't want to be in the city either. We'll be renting for at least a couple of years but want to buy eventually.

Any tips on where is good / where to avoid? Thanks!

In reply to skeev: generally speaking avoid east and south leeds like the plague

north leeds is in the most part ok, with some very nice places, such as ilkley

west leeds has some nice parts too.

you could look out towards Skipton - it's very good for access to Leeds and Bradford. Beautiful countryside, good climbing, great access to the Lakes, and lots of nice property!

Yep.

I live between Keighley and Skipton. I have Earl Crag 1 or 2 miles away, an owl in the tree outside my bedroom, ravens and a fox called Dave.

Mountain biking is stright out the front garden and eithe stight onto Oxenhope moor or across to Addingham Moor. loads of bouldering and esoterica. Fell running on the doorstep and an active fell racing calender which starts mostly around Oxenhope or Haworth.

Train times are 25 minutes to Leeds and the property is cheap because Keighley is "darker " than Ilkley, which makes no odds to me. In fact, having lived in Ilkley it is over priced, up it's own arse and Lummox lives there so quite flabby too.

I'd second that...Crookrise and Rylstone, and Earl, and Eastby on the doorstep, and very importantly, two very good grammar schools in town.

40 mins into Leeds or Bradford on the train. Trains to both every half hour.

Property - not too bad price wise, cheaper than Ilkley.

In reply to Martin76: I'd agree with Skippington - good schools, busy market town (even if it does smell of wee a bit), convenient for Leeds and Bratfud - you get a lot more for your money if you go down the valley a bit to where John lives (and as long as you're up on the tops some of villages are dead nice), but even so houses in Skipton aren't outrageous, and getting cheaper, with a fair rental market. Some nice villages above Bingle too - East Morton, Micklethwaite, Harden, Wilsden etc.

Try Dacres' (who employ some ghastly snobs if you go in their branches) website for rental and buying all over, Harrison-Boothman for buying in Skipton.

Oh - and the only issue with "two very good grammar schools in town." is they're half full of kids from Ilkley whose parents send them to private primary schools where they get hothoused for the 11+. They even have an "Ilkley boys" form at Ermysteads now (presumably with cushions on the chairs and flunkies to carry their bags).

VERY VERY good school, 30mins tops on the train to Leeds, easy access to a lot of crags.

Harrogate is also such a lovely place to live and grow up. Quite nice and "safe" if that makes sense?

Not isolated either, Harrogate has it's own town-centre with plenty of shops and nice restaurants. Dead easy for Crags too

Also, if you're working in Bradford, perhaps consider a few of the far suburbs of Leeds and dare I say it...Bradford. I have family that live in Baildon/Shipley to the north of Bradford and quite nice around those parts too. Places like Guiseley/Menston etc have good Secondary Schools (Benton Park/Guisely/St Mary's Menston etc)

Otley (Underneath Caley) is nice too, although possibly a bit of a Hick town, a bit redneck!

Echo what other people said tho, East/South Leeds are shit.

West is ok in parts (I grew up in Pudsey and it's nice enough) and Horsforth/Farsley/Rodley is ok too.

Such a massive area tho! West Yorkshire is probably almost as big as London and possibly as diverse too,

Can I put my vote in for Bingley? Same train line as Skipton, but nearer both Leeds and Bradford. Otherwise, same sort of reasons as the others. If you do chose to come to the Bradford side of West Yorkshire, give me a shout about schools and I'll try and give a balanced opinion as I've worked in or trained staff at quite a few - both primary and secondary.

Up towards Dick Hudson Pub is nice. it'd only be an hour's walk over the hill to Cow and Calf and the posh side of t'Moor!

If you are deffo going to be in Leeds then Harrogate's great (and wins big style on balancing "town and country", as it has good shops (as evidence by mrs andy's frequent trips) and restaurants etc - as is Knaresborough, Wetherby etc) - but I still think the Aire valley or Wharfedale pips it for being that bit closer to the crags, the lakes and for being affordable (if you forget Ilkley, which I would). Harrogate certainly was pushing decentish bits of London/SE for house prices (as evidenced on one of the property porn shows where some smarmy yuppies were expecting to buy Harewood House and had quite a rude awakening).

It's called the "Golden Triangle" Leeds, Harrogate York area.

Most of Wharfedale to the NW of Leeds is V nice tho

I'd avoid Wetherby even if u have the money. It's shit, expensive and not exactly well connected really.

Spot on, I can drive to your place, probably 10 miles further than Bradford and that in just over half the time. Average time from Harrogate to M606 for M62 is 45-50 minutes.

It depends on where in Leeds and Bradford the jobs are, if central then looking at being on the Skipton- Leeds railway line is best, round Rushby or similar.

Oh, and Kent Road in Harrogate is the second most expensive road in the country to buy a house, average 1.6 million, though one next door to me will go for about 150k.

We live on the tops and since the old shed was removed, have a nice big concrete base in the back garden that would be ideal for a 14 pounder. I could get up every morning and lob a couple of shells into Keighley

A woman apparently piped up: "because it's a sink of evil".

In reply to skeev: Why has no one mentioned 'Huddersfield Greatest Town in West Yorkshire' as a base for Leeds.

25 min train ride, decent house prices, also close to Manchester and best of all, the delights of Western Grit and Lindley Moor Edge on your doorstep.

Close to Bradford too, but it's a car commute really.

Sounds like we need to have an explore round Airedale and Wharfedale. "Sink of evil" sounds nice.

Bingers - might well get in touch if we do end up heading that way.

In reply to skeev: I don't know what your attitude to schools is, but you will obviously need to take this into account. I went to South Craven which is between Skipton and Keighley and would not recommend it to a cockroach. If you go to Skipton, there is (well there was) an 11 plus exam to get into the grammar schools but if you don't make that you end up going to the reject school i.e. Airville. And that is about it unless you head up into the Dales a bit. Not sure what the schools in Keighley are like but be aware.

Aireville isn't an awful school, compared with some comps. Don't think heading any further into the Dales is reasonable for commuting purposes, as you'd have to go as far as Settle to get to the next catchment, and that means a train ride of 1hr+.

Saltaire? Next to Shipley Glen, easy access to Ilkley and Skipton. 10 Minutes to Bratfud, 15 to Leeds. It's quite nice if you ignore Shipley. Oh and cheap as chips.

In reply to Jon Dittman: Now you see South Craven has a pretty good reputation nowadays - tends to be the favoured alternative for kids that don't get into the grammar schools. Ironically the next best school is arguably Ilkley Grammar, but of course Skipton kids can't get in there, even though about 25% of Skipton grammar places are taken by children from Ilkley.

Aireville was on the mend but they've just lost their head teacher, and Upper Wharfedale at Grassington isn't supposed to be that great (despite producing an olympic rower and top fell runners for fun).

I live in Menston, which is a couple of stops closer to Leeds on the train than Ilkley, but is less than 10 minutes to Cow & Calf/ROcky Valley, 5 mins to Caley (even less to the Chevin), 10 minutes from Baildon Quarry (very under-rated), 10 minutes from Almcliffe (which is not bad very over-rated) amd if you are really keen only 5 mins from Burley Woodhead (although I have failed to find anything to climb, anywhere near it's given co-ordinates).

Only problem is I work in Sheffield...

If South Craven is a decent school, I've always thought Sutton-in-Craven looked very nice on popping to the park there with the kids. Don't think property prices are particularly high there, either.

Living in Calverley (NE Leeds) at the moment, it's a lovely place. City centres of Leeds and Bradford are about 20 minutes away by car (in clear traffic), Leeds city centre is about 45 minutes by bike, 90% of which is along canal path.
We can mountain bike for 2 hours out of the front door, with only a bit of road, and nealry all of that is very quiet lanes. The terrain is also good for running. Climbing at Shipley Glen/Baildon is very close, Ilkley/Almscliffe/Otley also accessible.
General atmosphere is friendly, the local pubs are good for a few pints now and again. Not sure about schools, but my girlfriend is a teacher and went to look round them, she thought they seemed pleasant.
Overall, feels like a village, but with the benefits of being in town.

You can't get to Leeds from the Mighty Fax without trailing through the middle of Bradford between stations.

In reply to skeev: did the same a few years back with kids similar ages, London to Ilkley. What Ilkley has going for (and against) it besides stuff listed above is:

- direct trains to leeds and bradford - end of the line so you get a seat and there in under half an hour. The same cannot be said for hebden bridge or wherever.

- one secondary comp, ilkley grammar. Complacent because of the intake but just check league tables and offsted... Genuinely comprehensive in that all the local kids go there (bar a minority with parents who find reasons to spend unnecessary money and time doing otherwise.)

- my kids have all walked to school, and roamed round town and the park on their own and with friends since they were the ages yours are. They now get everywhere under their own steam. No driving for us.

- it's a bit quaint and has some horrible orange four by four drivers for sure, but it's keepin' it real compared so some of the commuter villages further west.

I wondered where he'd got to. He ate my hen about 8 years ago then moved in, burrowing under the shed. He liked table scraps but never got tame enough to hand feed. Then he left, evidently to Yorkshire. I know he is 'he', as the shed smelled worse than a tramps' orgy.

In reply to skeev: Don't listen to the North Yorkshire mafia. North Leeds is well worth a look. I moved up from Kent nearly ten years ago and have never regretted it for a moment. Live in Roundhay, here's where I take my dog five minutes walk away...

In reply to skeev: I'd second Nigel R as I also live in Roundhay and it's handy for Almscliff and Caley, two of the best bouldering areas, whilst only 10 minutes to the city centre. Also plenty of facilities for the family.

I'm now making notes whilst following this thread. I prefer not to use a car and still be able to get easily to countryside/town (it's one of the reasons I like living in Sheffield; however the other half seems to have his eyes set on further north in Yorkshire). There's been quite a few mentions of places with good rail connections - and other recommendations?

only 10 mins on the train from Leeds, 30 to Hebden Bridge and a lot of countryside on your doorstep.

Regular rail links to Leeds/Bradfod and Manchester, great walking/climbing, trendy little town, some good food to be had

Well it started out over a year ago at about £280 which was about right/low side for around here but has been going increasingly more err realistic since! So that minus whatever the percentage drop in the market is - We'd rather given up

Me too - I went to the high school, lived in Roundhay. Unreliable > half hour bus ride full of scallys (my classmates) - got chillblains every year from waiting for the bus! Wetherby's a commuter town with posh golfing types one end and the young offender's institute the other, and very little "proper" town life in the middle. The lack of a train line in either Wetherby or Roundhay has made me refuse to live anywhere that doesn't have a train station as an adult. Roundhay park's nice for pottering with dogs/grandparents though.

We used to see how many glue sniffers you could find wandering/collapsed in Gledhow Valley Woods as kids, whilst riding our Raleigh Grifters.

In reply to skeev: I work at the school in Otley, if you are thinking of moving to Bramhope, Otley area then drop me an email and i can fill you in on the school etc.. Otley is ok but there are some issues with anti-social behaviour which quite often go un-noticed because the bits of Otley that people passing see (i.e the centre and those out towards the north end) tend to be quite nice.. Its not all pretty stone houses and nice pubs but on the whole not a bad place.

Moved out of there about 3 1/2 years ago. Not nearly as nice as it's cracked up to be since a lot of the families moved out to avoid the piss-heads. Place is like an up-market Headingley now (IMO).

In reply to skeev: I suggest you move to Manningham, to get a true feel of Yorkshire living and its well situated to Bradford city centre and only a quick train ride from Leeds. Oh and the schools build character.

Some very nice areas around Pudsey (ie Calverley/Rodley/Farsley etc) and a lot of nice MTBing and good transport links

Soon to be a wall too.

In reply to 2pints: Agreed, some great countryside and brilliant mtbing and it even has a crag (and I don't mean Calverley Quarry). Just a shame it's such a schizoid place. Bit like Otley in that respect. The gorgeous streets of South Paradeand Green Top and the like, alongside the chavvy hell of Swinnow and Farsley.

I honestly can't think of any.

I think if I was looking for a decent place to live then Pudsey would be fairly high on that list.

It's much cheaper than places in NW Leeds like Horsforth/Adel/Bramhope etc

In reply to 2pints: Disused quarry on top of Post Hill. Me and my mates did some routes and problems there in the 80s but I believe LUMC have been developing it recently. There was chalk there when me and Jude last went about 5 years ago.

Always saw Post Hill as a bit of a spot for MTBing, start down near Wicks and you can pretty much off-road all the way round to Calverley!

Bloody 'ell, I'm getting nostalgic for Pudders!

In reply to 2pints: Pretty much right on the point of Post Hill, at the top of the old motorbike hill-climb track, which you can see from the road down to Wickes, going straight up the hill.
